The Cost of Waiting

The market is not perfect. It may never be. But for buyers and sellers who already know a move is in their future, waiting for every condition to align may prove more costly than acting now.

Across Phoenix, Scottsdale and Paradise Valley, current conditions slightly favor sellers, with approximately 3.2 to 4.2 months of inventory. But this is not the frenzied market of recent years. Homes are taking longer to sell and buyers are negotiating carefully.

Over the past 30 days, homes averaged 65 days on market in Phoenix, 98 days in Scottsdale and 126 days in Paradise Valley. Sale-to-list ratios were 98% in Phoenix, 96% in Scottsdale and 94% in Paradise Valley.

Conditions also vary considerably by location and price point. A strategy that works in Phoenix may not work in Scottsdale or Paradise Valley. Even two homes in the same community can require entirely different positioning.

Sellers still have an advantage, but buyers have options.

For Buyers

Today's market offers something buyers have not enjoyed in years: choice, time to think and leverage to negotiate.

Waiting for rates to fall may sound sensible, but lower rates could bring more buyers back into the market, increase competition and reduce sellers' willingness to negotiate. The better opportunity may be to secure the right home now, negotiate the strongest possible terms and explore refinancing later if rates improve.

A lower rate is helpful. The right home, purchased well, can be more valuable.

For Sellers

Buyers are active, but they are not forgiving. Homes that are prepared, presented and priced correctly are selling. Those that begin with aspirational pricing often lose their strongest window of attention and eventually require a reduction.

Sellers considering a move should use the fall season strategically. Waiting also has a cost: continued ownership expenses, maintenance, taxes, insurance and the uncertainty of future market conditions.
